Comprehensive Identity and Background Checks:
The first thing we do when we receive a rental application, is verify the identity and history of the would-be tenant. Not only do we verify the photo ID of every applicant who is over 18, we also perform extensive state and national-level background checks. This takes a look at the applicant’s criminal history to ensure that they don’t pose any kind of threat to your property.
Verification of Financial Qualifications:
To be eligible to rent a property managed by C21 Everest, every tenant must be able to meet certain income requirements. As a part of our screening process, we take a number of actions to verify the financial qualifications of the applicants. This includes pulling their credit reports, verifying their payment history, looking at the statuses of their current account, and their judgment history. We also contact their employers in order to confirm their income information.
Review of Rental History:
The past behavior of a tenant is a reflection of how they are most likely to treat your investment property. As a part of our screening process, we review every applicant’s rental history by checking if they have ever been evicted, and to that end follow up with their past landlords.
Furthermore, we look for details of their payment history. how they left the property they had previously rented, and whether any nuisance complaints were filed against them.

This is done by thoroughly screening each and every application we receive. We only consider those tenants who come out highly qualified.
That said, sometimes evictions just have to be dealt with, and when such a situation arises, it is our job to remove the difficult tenant from your property, get your home back on the market, and choose a new tenant in time.
WE IMMEDIATELY DEAL WITH TENANT PROBLEMS
We have a strict policy in place and according to that policy, rent is due on the first day of the month. Other than that, the tenant is required to keep his/her home in good condition. In the event the renter fails to uphold even one of the rules, we take necessary actions to correct the problem. We conduct regular inspections to identify warning signs, if any, which could lead to an eviction in the future. We also serve tenants who pay their rent late (or fail to pay them altogether) with follow-up calls and legal notices.
OUR TEAM HANDLES THE EVICTION PROCESS
While we are generally able to come to an agreeable solution with our tenants, we also make no hesitation in starting the eviction process should things go south. Other than serving a legal notice of the impending eviction via an attorney, we will also handle everything related to the turnover, including move-out instructions which we will give to the tenant.
GREAT NEW TENANTS FILL YOUR VACANCY
In case we determine that an eviction is absolutely necessary, we start (or rather, restart ) the marketing process alongside the eviction. An empty property generates costs, but no income. That is why we want your property to be occupied by a renter as soon as possible. In case we are required to repair any damages done to the property after the departure of the evicted tenant, we will send our vendors immediately who will restore your home to its pristine condition.
